Guests:

Due to the licensing requirements by the City of Flagstaff, guest count is limited for up to 2 guests total at all times on the property during their stay. Only 1 pet is allowed.

Under Kitchen Sink:
     Paper Towels. Sponge. Dishwasher pods. Dish clothes. Dish Towels. First Aid Kit. Fire Extinguisher. Garbage Bags.

 
Shoes:
Would you please remove your shoes.

Luggage:
   Please use care and do not scrape luggage into the doors, walls, and  furniture. Please do not place suitcases on the beds.

Trash:
     Place all trash in the large dumpster located to your left as you are leaving the building in the parking lot.

Smoking:
     There is no smoking of ANY kind inside the property. Please do not throw any cigarettes around the property grounds, or ashes in the cans. Flagstaff encounters dry conditions most of the year, be careful with anything that may start a wildfire.

Beds:
     Please leave all linens on beds the morning of your departure. It is easier for us to find and treat any stains.  Please do not wash our laundry. 

Food:
     Please, no food, beverages, luggage or makeup, or shoes on the beds and sofa. These stains incur an extra cleaning charge from the cleaners. No grease down drains. 

Pets:
Only one per reservation. Pets are never allowed on the furniture, and must remain on the floor at all times. Any reports from neighbors from neighbors for excess noise/barking will result in the reservation being cancelled with no refund. Pets are never left in home alone. Guests must take pets with when leaving for the day.

Convection Oven/Microwave:
     This unit doubles as a convection oven, or can be used as a microwave oven.

BBQ Grill:

     Guests are responsible for the cleaning and propane if they want to use the grill. 

Guest Items Left Behind:
     We are not responsible for lost or stolen items. We are happy to return forgotten items to you at your expense. 

Early Check-in/Late Check-Out:
     There is a fee of $15 per hour and is subject to the cleaners schedule and must be approved. Please try to give ample notice if you are needing more time.

Damage:
     Guests are expected to pay for all damage. 
     After you have read the House Rules and Departure information, please send me a message through Airbnb Chat with the code words "Dog Biscuit!".

Inaccessible areas:
    One cleaning closet in hallway, crawlspace under the unit.

Snow Removal:

Guests are responsible for safety as walkways, stairs and forest paths are uneven. Guests to clear snow outside the entrance doorway and steps.

Water:

Arizona is a considered a desert. Please use water resources responsibly and conservatively
