DEPARTURE INFORMATION

Please place all trash from kitchen and bathrooms in provided plastic bags and throw in garage receptacles, do not throw loose trash in the receptacles. 

Please load and start dishwasher if necessary.

Please, do not remove used linens from beds, it's easier to check for stains.

Please do not leave wet towels on rugs, floors or beds. We have provided large baskets in each room and laundry room, or leave in showers or hanging on hooks.

Please shut off all lights, including garage. Leave outside porch lights on when dark outside for your safety.

Don't forget to take the garage door remote control out of your car and leave in living room.

Please remember to lock the doors and close any windows that you may have opened.

Rustic Farmhouse

Directions:

Take Exit 195 towards Flagstaff or continue north on I-17. Take a left on University Avenue. (Between Burger King and Wendys) Take a right onto Tombaugh Way. The home is on the left in the cul-de-sac.

Check In- No earlier than 4 p.m.

Check Out - No later than 10 a.m.

Guests:

Due to City of Flagstaff licensing requirements, only the guests on the reservation are allowed in the home during your stay. We have a maximum occupancy of  up to 8 guests at all times. If more people are found in the home during your stay, the reservation will be canceled immediately. This helps maintain neighborhood integrity and prevents complaints from neighbors.

Guest
Parking:
    HOA restricts parking in the streets at all times. The City of Flagstaff restricts parking from November to April.  Please park in garage or driveway, and refrain from parking on the landscaping.

Snow Removal:

Please find shovels and other equipment conveniently located in the garage for your use.  If possible, we would greatly appreciate your efforts in clearing the snow as soon as possible after snowfall. This will help maintain safe conditions for all guests. We  highly recommend  AWD or 4WD should you book our home in the winter as there is an incline to the driveway and you may not be able to access the garage in icy conditions. We understand that not everyone may be physically able or comfortable shoveling snow. Please consider if you are capable of removing snow from the driveway or have an appropriate vehicle. Do not use chains to drive up our driveway and into the garage. We do have a snow blower and will use it to clear the driveway once it has stopped snowing during business hours.

Winter:
     Please consider the following tips to be prepared for cold weather and icy roads:

Dress appropriately: Pack warm clothing, and sturdy footwear.

Check weather conditions and stay updated.

Drive cautiously, have an appropriate vehicle or weather conditions.

Have emergency supplies such as a blanket, flashlight, spare batteries, ice scraper, and a small shovel.

Under Kitchen Sink:
     Paper Towels, Garbage Bags, Dishwasher Pods, Sponge, First Aid Kit, Fire Extinguisher.

 

Dishes:

We would like to kindly request your cooperation regarding the handling of dishes and kitchenware during your time with us. To ensure proper sanitation and hygiene, we ask that you refrain from hand washing the dishes that would be utilized by future guests, and instead, use the dishwasher. This will ensure that all kitchen items are thoroughly sanitized while maintaining consistent cleaning standards for the health and safety of all.

Coffee Machine:
     Confused? Check out the coffee machine video. There are also instructions next to the coffee machine. Please use the coffee press for Ground Coffee. Please do not use the settings of ground coffee, or adjust the grinder settings. We have placed a tape across asking to "Do Not Use". Please call with any questions.

Laundry Room:
     This room is not available for guest use. Unfortunately, too many guests have caused the washer to malfunction and then the cleaners are not able to wash the laundry.

Induction Cooktop:
     Please gently lift and set down cookware, and do not slide across cooktop. We have provided Cooktop Mats that are heat resistant to 480 degrees. These mats should not be used for extended periods of time on a high heat level. There are also instructions for use of the cooktop in the cabinet underneath. Do not use the "AutoChef" feature, these require special pans from Bosch. Should the mats become dirty between uses, please clean before the next use. Do not use cooktop mats with empty pans. 

Wall Oven:
We have provided aluminum foil to place over the food for those really messy meals. Do not place aluminum on the floor or bottom of oven as one guest did. It will melt and adhere to the metal and ruin the floor of the oven.

Clean up after each use:

Once you have finished using the oven, please take a moment to wipe down any spills or splatters. This small effort goes a long way in maintaining the cleanliness of the appliance for future guests, there is an automatic cleaning fee of $50 should the oven need to be cleaned for any reason by the cleaners.

Luggage:
    To ensure the longevity and appearance of our property, we kindly request you handle your luggage with care and avoid dragging or bumping it against wood doors, stairs, and walls. These delicate surfaces can easily be scratched and damaged by luggage.  To replace a damaged wood door is $1,500.00. 

Trash:
   *  Refuse  to the curb Wednesday night for Thursday morning pickup.
   *  Recycle to the curb Sunday night for Monday morning pickup.
     Should the container be out at the curb during your stay, would you be kind enough to place in garage once the city has emptied? The HOA is very strict about this and loves to impose fines.

Grease:
     Do not throw grease or oil outside on the landscaping. It does not wash away. 

Smoking:
We genuinely value your understanding and cooperation in maintaining a smoke-free environment  for the comfort and well-being of all guests. Smoking, of any kind, is strictly prohibited inside the home or on the property, including the grounds. If smoking is your personal preference, please do so off the property. Littering the grounds with cigarette butts not only creates an unsightly environment, but can also pose a fire hazard.

Beds:
     Please leave all linens on beds the morning of your departure. To maintain the cleanliness and quality of our accommodations, we kindly request that you refrain from placing luggage or any other items on the beds. This helps us prevent potential stains or damage, and ensuring a comfortable environment for all our guests. In the event of accidental pillage or damage, we may need to charge you for additional cleaning or required replacements. 
The cost to replace sheets is approximately $60. The cost to replace blankets is approximately $75. The cost to replace coverlet or duvet covers is approximately $100-150. By following this simple guideline, you can help us maintaining our high standards without incurring any additional charges. As an additional warning, the cleaners will charge for any stained linens and extra loads of laundry per visit which I will have to pass on to the guests.

Animals
     Our policy does not allow pets or emotional support animals (which fall under stays over 30 days), with the exception of service animals as defined by the ADA. We understand they provide comfort, but we must prioritize the needs and comfort of all our guests. Kindly notify us in advance if you will be accompanied by a service animal during your stay. This will enable us to make necessary arrangements for you and your service animal. We appreciate you adhering to our pet policy, by doing so, we can maintain a clean and allergy-free environment for all our guests. 

Windows:
     Should you open the windows, do not leave open when not in the home. We do not wish to heat or cool the outside. This is especially important in the summer when the Monsoons can pour rain at any time and damage the window sills, floors and walls. Some of the latches are tricky, do not force. Please let me know if you have problems and which windows have been opened, so we can latch them after your departure.

Garage Door:
     There is a garage door opener in the living room on the coffee table. There is also a button just outside garage door. 

 

Fire Pit:

Seasonal from May 1st until first snow. There is a 9 lb. propane tank which can be filled at the Shell gas station located at 2325 S. Woodlands Village Blvd. They will not fill after dark. We do not provide propane.

Guest Items Left Behind:
     We are not responsible for lost or stolen items. We are happy to return forgotten items to you at your expense. 

Damage:
     We take great pride in providing a comfortable and well maintained environment for all our guests. In the rare event that any damages occur during your stay, we kindly request that you inform us as soon as possible, this allows us to address the issue promptly and to minimize any inconvenience caused for the next guest. Our intention is to maintain a positive and enjoyable experience for all our guests, and appreciate your understanding and cooperation.

     After you have read the House Rules and Departure information, please send me a message through Airbnb Chat with the code words "Misty Mountains". You will not be able to access the home without sending the code words and by so doing agree to the terms of the house rules and departure information.

Background Check:
     Host reserves to vet any Guest that will occupy the home.  

Early Check-In/Late Check-Out:
    While we understand that early check-in or late check-out can be convenient for our guests, please note that it can disrupt our cleaning schedule of several homes, and impact the turnaround time. Your cooperation in adhering to these times, allow our cleaner sufficient time to prepare for all guests. If you require specific scheduling needs, we recommend reaching out in advance. We will do our best to accommodate your request. By respecting the designated check-in/out times, we can ensure that all guests have a clean and comfortable space upon arrival and our cleaners can provide their services efficiently. Just a note, the cleaners do charge for these services at a rate of $15 per hour.

Security Camera:
     Located under the shed roof on the front of the garage.
